Gateway of India, its significance in Mumbai History

The city of Mumbai is known for a number of “landmarks” that it possesses. One such popular landmark is a monument known as “Gateway of India” located at Apollo Bunder in South Mumbai. Now, the existence of this arched monument is closely linked to the history of “maximum city”. So, here is presenting a few facts reflecting the significance of this magnificent monument to history of Mumbai city.

a. The “history” of the Gateway of India:

It was in year 1911 that King George V and Queen Mary arrived in the city of Mumbai at Apollo Bunder. Now, the British Empire wanted to celebrate what they considered as a historic visit, and hence decided to construct this monument at the site of landing. It was thus on 31st March 1913 that the then governor of Bombay (now known as Mumbai) Sir George Sydenham Clark laid the foundation stone for this monument. Furthermore, the final design of this splendid monument was approved by George Wittet a Scottish architect on 31st March 1914.  It was eventually in 1924 that the construction of this monument was completed. The inauguration of this monument was held on 4th December 1924 in presence of the then Viceroy, Earl of Reading.

b. The “Gateway of India” a symbol of a colonial past:

“A Symbolic monument” would be the best way to describe the Gateway of India. As of today, this monument which was built to celebrate the arrival of King George V and Queen Mary represents the colonial rule of the British that the Mumbai city as well as India experienced for over 200 years. In other words, this exquisitely designed monument basically serves as a “memento” given by the British to this “city that never sleeps.

c. The “Hindu-Muslim” architectural style of Gateway of India:

Designed by Scottish architect George Wittet, the Gateway of India was created by using “Hindu-Muslim” architectural styles. So, while the arch was developed using the Muslim style of architecture, the decorations used were Hindu based. It is this unique fusion of “Muslim-Hindu” styles of architecture that makes this monument “Indian” although it was created by the British. In addition, local stones were used to build this monument while, the perforated screens that can be seen on it were obtained from the city of Gwalior.

With thousands of tourists visiting “Gateway of India” every day, it can be safely said that this monument has become a landmark in the city of Mumbai that one cannot ignore at any cost.

Powai Information, Communities and Networks

1

The Powai-Chandivali area houses a self-sustaining ecosystem with Powai Hiranandani boasting of a posh neighbourhood. It has great schools, hospitals, restaurants, salons, spas, malls, housing projects, businesses, banking and retail all within reach and with great variety. There are a few evolving communities that have gained prominence in the Powai area in the last few years. Not a sub-sect or a section by itself but a kind of intranet that strengthens the very foundation of Powai. Be it residents or visitors, the Powai-Chandivali belt has much to offer to convince you to be a part of it. The more striking feature about these communities that thrive within, is the upliftment, connectivity and strength they emerge with. Most of the communities or groups that we came across were women-centric or say women clubs in Mumbai, and rightly so, as they are the ones driving them. A true essence of women-power, these Mumbai social groups welcome you with open arms and open up conversations and lots and lots of ideas.

Powai Women Networking – PWN

Beginning with a handful of people, consisting of people known to her through school, yoga class and the general neighborhood, Kanupriya Agarwal brought together a few like-minded people into a closed group on WhatsApp. These were people from in and around Powai, Chandivali, etc. Many had children around the same age, which meant they were all up at the wee hours of the morning. What better to do but connect with one another. It began with a small group called the ‘Yummy Mummies’, but around Mothers’ Day 2012, these ladies decided to go out and celebrate the joys of being mothers themselves. Soon regular chatting began in the Powai-centric mommy group organizing play dates. Never was any marketing done to encourage people to join. The closed group soon opened up to new members as everyone began to add more and more moms into it. This triggered an unstoppable and organic growth to their WhatsApp (with a limitation of 50 people maximum) and Facebook (limitless) groups. Soon the platform was being used for queries and business proposals, melas, fests, sales, and small-scale entrepreneurial projects. It is at this point that her personal attachment and responsibility towards Powai Women’s Network was triggered. People opened up to the idea for connecting within themselves for a wide variety of work-from-home options. The group had a nice mix of working women, businesswomen, Homemakers, Teachers, etc. The only rule she maintained for the group was a ‘Strictly Ladies Only’. What Kanupriya envisioned for PWN, has been achieved, she only expects it to be self-sustaining now. “My story of starting PWN isn’t a sad one”, says Kanupriya, “it’s just full of enthusiasm and positivity”. PWN recently completed a tag mark of 20,000 members in their community. This is a great place for Powai women to ask questions, start a business, build your network, stay updated about Powai events like the Powai Run and other Powai exhibitions.

JAMMs (Journey About Mast Moms)

A Corporate Trainer, Motivational Speaker, and an entrepreneur at heart, Ritu Gorai, more lovingly known as RituG currently has a lot on her plate. But her journey to where she stands as one of the strongest support systems in Mumbai has been equipped with determination, struggle, harmony, rejection, success as much as failure. A rigamarole of positives and negatives alike, her initiative JAMMs (Journey About Mast Moms) has seen it all. The fact that it shone through it all despite adversities speaks volumes. JAMMs has been a team effort with its ‘Support Angels’ running the show under the guidance and drive of RituG. It all began with Ritu’s relocation to Mumbai to start afresh. JAMMs started as an initiative to connect moms of a single family for friendly advice. Slowly it grew organically into a collegial and harmonious community that looks out for each other, takes social initiatives, works relentlessly towards women empowerment and business opportunities. The community also conducts workshops on varied topics pertaining to almost all aspects of the life of a woman. From Hosting events across the length and breadth of Mumbai, to answering queries about just about everything under the sun, JAMMs connects like-minded moms across the city. What makes them different? Well, they are a “No nonsense and complete Momsense” group of women who mean to talk well and intend to change the image of the atypical vindictive women of society to the more nurturing kind that actually exist. JAMMs functions through an active WhatsApp and Facebook community that is segregated as per the age groups of the children of the members, hence teaming up people with relevant and relatable environments. They often employ, for a day or two ever so frequently, experts from across industries to answer queries that mothers may have. These are interactive sessions and everyone stands to benefit. An overall feel-good group, with over 40,000 moms connected across Mumbai, JAMMs has a long way paved ahead that just evolves as it goes along.

So why this information download on mommy groups out to make a difference? Here’s a thought … Why do we need to interact with people? ‘Humans are social animals’, a clichéd phrase we’ve heard from childhood, but what are the ramifications? We need a society to belong. Humans yearn to survive in a group and are often left clueless without one. As we go along life, have kids and households to manage, we tend to put ourselves in the back seat. While one may argue that priorities in life cause us to do so, it is also correct that we need our fair share of time and space. And why must one restrict only to me-time for grooming. It’s perfectly normal to have a life outside home and beyond just children and the role of an ideal ‘Bahu’. We are at a stage in life when there is a paradigm shift in the process of living. One where we have technology in our palms and a change in mindset that fuels a churning in the social media scene. What these social media groups on WhatsApp, Facebook, Instagram, etc have in common is one aim: to connect, and they play this role well. What we as end users need to ensure is that we contribute and participate constructively. Brining the old Nokia phrase of ‘Connecting People’ to life, these groups unveil an opportunity to be an effective part of a society that actually believes in coexisting. While we as a race continue to explore the marvels of technology and information, here are few communities out to make a difference with the fresh ideologies and approaches to the very concept of networking.

2. Tour Of Bollywood:

‘Bollywood’ which is a pejorative given to the Hindi Film India is located in the ‘City of Dreams’. Now, this industry which churns out about 1000 films a year, has over the years captured the imagination of global audience too. And so, this industry is extremely popular. It is then obvious that there are number of  packages available that provide you with a tour of Bollywood. Stree – A Movie Inspired By Eerie Folklores!!!

When it comes to the horror genre, Bollywood has always made us cringe rather than scared with their “not so horror” movies. But this time, Amar Kaushik, the director of Stree has aced this art by amalgamating the two most risky genres i.e. horror and comedy in the most perfect manner possible.

Being considered the most profitable movie of the year, Stree is hard to miss for those who seek entertainment. Some brilliant performances by Rajkummar Rao, Pankaj Tripathi & Shraddha Kapoor accompanied with the support of Aparshakti Khurana makes you feel like you are living the story right in front of you. Additionally, the well placed punch lines with some spontaneously relatable expressions make you fall in love with the movie right in the first few minutes.

Stree, A horror comedy, Bollywood Movie

As the trailer suggested, Stree is based on the ridiculously true phenomenon known as “Nale Ba”. Legend has it that in the 1990s, before Bengaluru turned into a metropolitan city, a witch used to roam around the streets and hunt for prey.

According to that infamous rumour, she would call out to people in the voice of their loved ones and whoever responded to the voice, would die in the next 24 hours. The word started spreading and soon, the rumour became the gospel truth. As panic spread, people found a solution and started writing – “Nale ba” outside their doors. Nale ba means ‘come tomorrow’ in Kannada and was supposed to keep the evil spirit at bay. If the rumours are to believed, the witch would return upon reading the description.

Set amidst the beautiful town of Chanderi, Stree shows a similar storyline with a twist that one can only find upon watching this entertainment filled adventure. Although the movie is based on a legend from Karnataka, it shows the town of Chanderi in the most stunning manner while keeping up with the haunted places of town. Not many know but the fort that they shot some of the major scenes in is considered haunted and we feel they have captured that in its true essence.

The movie earned a whopping 60 Crore in the first week and moved upto the 100 Crore benchmark within a few days of its release. For a movie like Stree that is made with a small budget to perform in such an unbelievable manner is nothing but an indication that Indian cinema is definitely changing for good. So, if you haven’t watched this gem yet, don’t worry as it’s still going strong in theatres.

The Pros And Cons Of Living In Thane

Thane is a ‘satellite city’ in India that can best be described as a real estate paradise. The major reason for  this being, the growth in construction of luxurious homes over the last two decades or so. Now, for those interested in buying a property in this city it is essential to understand the advantages and disadvantages of living in it.  So, then let us discuss these factors in detail.

1. The Pros:

a. Thane, a City for Children:

“My school is arranging a trip to Delhi but our geography teacher told us that unlike Thane, there are no lakes there” commented nine-year-old Twinkle in praise of Thane in an interview to the The Times of India newspaper. This statement clearly indicating that the 33 lakes this city comprises of is a big hit with children. Furthermore, most of residential complexes built in this city ensure that there is an activity area/playground for children within it. In addition, the number of high quality schools and hospital available in this ‘City of Lakes’ is also a major reason ‘why’ it is ideally suited for children.

b. Thane, a City for the Youth:

According to 18-year-old Suyash (who spoke candidly to Times of India) stated that “Thane allows us the advantage to move freely within the city as well as outside it. Be it amusement parks, water parks, the scenic Ghodbunder road or the Yeoor hills”. In addition, he also mentioned that in terms of education as well this city as lots to offer. This engineering student further added that the ‘City of Lakes’ provides for world class post graduation colleges, which makes him feel happy.

c. Thane, a City for Young Adults:

“We try to indulge in our creativity by watching a lot of plays and cultural performances. It won’t be wrong to call Gadkari Rangayatan and Dr. Kashinath Ghanekar Natyagruha our second home,” commented Swati about the atmosphere of creativity that surrounds Thane. She also added that her husband Mangesh shared her sentiment. In addition, she also states that this city apart from cultural activities also allows a young couple like us to enjoy a weekend trip to a ‘getaway’ located in close proximity, which is extremely refreshing.

d. Thane, a City for Adults:

“I have grown up in Mumbai and my parents stay in Bandra. Thane’s connectivity with Mumbai makes it convenient for me to visit them anytime I want” commented Sunanda a former ‘Mumbaite’ now turned ‘Thaneite’. She also added that with the Metro and Mono Rail project underway the connectivity to this city is only going to improve even more. Furthermore, a banker named Sunil stated that “With banks offering economical home loans and real estate developers coming up with spacious and modern apartments, Thane is growing exponentially”. He further adds that this city with regards to real estate development is as of today competing with top metro cities in relation to standard of living. In fact, from 2010 to 2015 the value of property in the Ghodbunder Road property has grown by 300% i.e. from Rs 3,500 per square feet to 10,500 per square feet.

e. Thane, a City for Senior Citizens:

“Thane is a demanding city, you have to love the city only then will it love you back” commented senior citizen Dattaram Mayekar. He further goes to say that this city shows you reality and not dreams like Mumbai. He also states that what impresses  him the most is how this city possessing minimum water and electricity supply has grown to become a real estate hub. He also added that development of basic amenities such as medical aid and healthcare centers has made life a lot easier for senior citizens like him.

2. The Cons:

a. Poor Local Governance:

The Thane Municipal Corporation is one of the most politicized and corrupt bodies in the country. And hence  basic civic issues such as the reduction of the number of stray dogs on the streets have not been resolved yet. In addition, because of poor governance that intercity transportation is extremely poor, and needs a lot of improvement. Overall, it is essentially apathy shown by local politicians which has led to poor governance, and which is one of the biggest disadvantages of living in this ‘City of Lakes’.

It would therefore be prudent to keep mind the pros and cons of living in Thane mentioned above before investing in a home situated in ‘The City of Lakes’.

Thane- The New Luxurious Real Estate Hub

Thane in the recent past has become the epitome of luxurious living. A simple reason being luxuries come at lesser price in Thane than in Mumbai. For instance, say if a Mumbaikar is willing to buy a flat worth Rs. 2 Cr in Powai he will end up getting a 1 bhk or at the max 2 bhk apartment with smaller area size but if he/she is willing to broaden his horizon and buy in Thane he/she will get a 3 bhk apartment which will be bigger in area and equipped with much more amenities by just paying an opportunity cost of 30 to 40 minutes of extra commute. At the same time he/she will upgrade his standard of living also. I hope it’s a perfectly rational explanation for buying a home in Thane, isn’t it? Let’s checkout other reasons why it is the new luxurious property hub and in the radar of Real estate giants!

1. Thane, Where Luxuries Fit In Your Pocket!

It is ever since the 1990’s with the gradual shutting down of heavy industries that this satellite city has become a real estate hub. What stands out about Thane is that despite the boom in the real estate business in the last few years the prices still remain affordable as compared to other areas in Mumbai. The real estate builders like Lodha and Hiranandani have laid emphasis on the luxury segment as people are willing to upgrade their standard of living who are currently living in congested areas of Mumbai. According to the builders, people are getting more inclined to buy a property in Thane as they want bigger play areas for their kids, more open spaces to breath in and to upgrade their standard of living that fits their budget. Lodha Sterling being one of such kind is a real estate project by Lodha which provides you the best of luxuries at an affordable price.

2. Thane, The NRI Connection:

With regards to the real estate industry in this city there has been a number of NRI’s as well as local investors who have invested in properties in Thane. As a matter of fact in areas such as Ghodbunder Road, Kasarvadali, Majiwada etc NRI investment is supposed to be at an all time high. The major reason for this kind of investment in the city being great connectivity, land availability, and the state of art infrastructure provided by real estate builders. It is this continuous influx of NRI investments that has led to ‘The City of Lakes’ become one stop destination particularly with regards to luxurious homes.

3. Thane, The City Of Opportunities:

Over the years the city of Thane has witnessed the mushrooming of several commercial offices. One of the reason being the closure of several industries as well as low rent rates and bigger office area. The best example being Tata Consultancy Services (TCS), which has leased out an area of about 2 million square feet in this city. Furthermore, several IT companies are also shifting their base over here thereby increasing job opportunities which has further led to boom in Real estate and increase in opportunities.

4. Thane, Basic Civic Amenities:

The gradual development of Thane in the real estate business has also led to several hospitals, schools, and malls being developed over the years. A few examples include: Jupiter Hospital, Bethany Hospital, Lifeline Hospital, DAV Public Schools, CP Goenka International School, Smt Sulochanadevi Singhania School, Viviana Mall, Koram Mall, and R Mall. It is this availability of high quality basic amenities related to education, health, sports and other areas that makes Thane a perfect place for luxurious living at an affordable price.

So, Thane Real Estate being an epitome for Luxurious living gives you best of both worlds without paying a hefty amount as compared to Mumbai!

The Rise And Rise Of Lodha Group

0

‘We are the third largest (real estate) developer in the country by sale” commented Abhisheck Lodha, the managing director of Lodha Group in an interview to the Business Standard magazine. The question that arises is, what makes this real estate giant so powerful in India today? So, let us then have a look at this powerful real estate group and their continuous rise.

lodha-fiorenza

1. Lodha Group, Who Are They?

This real estate giant was set up way back in the 1980’s in the city of Mumbai by BJP (Bharatiya Janta Party) legislator named Mangal Prabhat Lodha. Apparently, he shared close ties with one of the powerful party leaders, the late Mr. Pramod Mahajan. This powerful real estate group is now being managed by Mr. Mangal Prabhat’s sons, Abhisheck and Abhinandan Lodha.

2. How did the Lodha Group Enter The Real Estate Business?

It was the keen business acumen of Mangal Prabhat Lodha, which was responsible for transforming this group into a giant in real estate development. During the late 1980’s and early 1990’s several textile miles were rapidly shutting down in the city of Mumbai. It was  the availability of these defunct mills land, which gave Mangal Prabhat the idea to get into real estate in a big way. He then made his first move by buying shares worth about Rs 200 crores of a textile mill located in Lower Parel called ‘Shree Niwas Cotton Mills’. It was also a period, when builders such as Hiranandani and Raheja were ruling the roost in real estate business. So, to break this monopoly and become a giant themselves the Lodha group began providing homes comprising of quality ‘aesthetics and amenities’. Which was not been focused on by builders.

3. Lodha Group And Their Rise In Real Estate Development?

It was eventually, the entry of Abhischek Lodha (son of Mangal Prabhat) as the managing director of this real estate company which led to this real estate group rising quickly. According to senior vice-president of the Lodha Group R Karthik, Abhischek has mainly brought in a new thought process and vision to this group which was missing. This can be clearly seen in the ambitious ‘World One’ project i.e. the construction of the world’s tallest residential tower he announced way back in 2013. It was also after he entered the business that this real estate group began working on a project every month which resulted in the development of 38 projects spread over an area of 29 million square feet.

With a number of projects lined up for the Lodha Group in areas such as Thane, it certainly seems that for this estate development company sky certainly does not seem to be the limit.

World One, A Lodha Group Project

0

The Lodha Group’ s ambitious ‘World One’ is a real estate project in Mumbai that all eyes are set on. It is essentially a project that involves a construction of a ‘supertall residential skyscraper’ in the Lower Parel area in the South of Mumbai. So, let us discuss this fascinating ambition fueled project in details.

1. The Basic Backround Of The ‘World One’ Project:

It was in 2011, that this project was initiated by the Lodha Group at an estimated cost of US$321 million. Constructed on a land measuring US$321 million, this project involves the building of two towers  ‘World View and World Crest’. Furthermore, these two skyscrapers have been built on the land where the now defunct Shrinivas Mill once existed.

2. The ‘Architectural’ Background Of The ‘World One’ Project:

The architecture of this project has been designed by an American firm called ‘Pei Cobb Freed & Partners’.

Thane, The Rise Of Real Estate

0

A 2017 report compiled by Knight Frank India Limited, a real estate consultancy firm, stated that Thane has become popular especially among the rich looking to buy property. In fact, it is one among the 20 cities in the world, wherein people are keen to invest in a property. There are couple of reasons as to why this city has become ‘hot property’ with regards to the real estate business. So, let us just discuss these factors that have led to the rise in real estate in the ‘City of Lakes’.

1. The ‘Exorbitant’ Property Prices In Mumbai:

The price of real estate in Mumbai also known as the ‘City of Dreams’ has over the years has risen very rapidly. The major reason for this being that this city is essentially an island surrounded by water on four sides i.e. north, south, east, west. Which means that the scope for further expansion or land development is impossible. In other words, this city has only seen linear expansion (not circular), which has resulted in demand overtaking supply, and prices sky rocketing.

2. Thane ‘The City Of Lakes’ And Shutdown Of Heavy Industries:

Thane was at once a city which was a hub of heavy industries. There came a period in the 1990’s though, that gradually these industries were shutdown. In fact, from the 90’s to about 2013, there were more than 100 industries that shut shop. They included many multinational companies such as United Polymers, Altech Polymers, Colour Chem, Voltas etc. The major reason being the inability of these companies to manage a huge labour force. It is this downsizing of these industries that provided fertile ground for real estate developers such as Hiranandani, Lodha Group etc to initiate and complete a number of ambitious construction projects.

3. Thane Real Estate, Its Superior Infrastructure and Overall Connectivity:

Most of the real estate projects that have mushroomed in this satellite city over the years have provided for great infrastructure. As Samantak Das, chief economist and national director (research), Knight Frank quite rightly commented to Hindustan Times “Compared to Mumbai, people can get bigger houses with all the modern amenities in place. As far as investors are concerned, they get far better returns compared to the Mumbai realty market”. In addition, with regards to transportation this city is well connected to Mumbai, be it through the Central and Trans Harbour Suburban Railway Network or local bus services.  It is then this great ‘connectivity and infrastructure’ which makes this city a real estate hub.

With home construction projects still being planned by varied real estate developers in Thane, it would be safe to say that this ‘City of Lakes’ has actually become one of biggest real estate hubs in India today.
